DEMING - Approximately 800 tax-delinquent properties in Luna County will be offered for sale Thursday, Oct. 22, as the New Mexico Taxation and Revenue Department conducts the largest delinquent property tax auction in its history.

The auction will begin at 9 a.m. in the Luna County Administration Office, 700 S. Silver Ave. in Deming, with a public preview scheduled for Wednesday afternoon.

The department will offer 120 auction items, each containing between two and 15 parcels of land. Altogether, approximately 800 tracts with delinquent property taxes are included in the sale.

The auction is part of the state's process for recovering property taxes that have remained unpaid for at least three years.

According to the department, property owners receive multiple notices about their overdue taxes and the planned sale before their properties are offered at auction.

Proceeds from the sales will be used to pay the delinquent taxes, with any excess returned to the former property owners.

"After exhausting all efforts to collect overdue taxes, the department proceeds to auction properties," Taxation and Revenue Secretary Stephanie Schardin Clarke said in a news release. "This large delinquent property tax auction is an efficient way for the state to recover overdue taxes and even, in most cases, send excess revenue to the former property owners."

Public preview scheduled Wednesday

The department will host an auction preview from 1 to 5 p.m. Wednesday, Oct. 21, at the Luna County Administration Office.

Visitors can review maps of the properties being offered and ask department staff questions about the auction.

On Thursday, bidder registration will open at 8 a.m. and close at 9 a.m., when the auction begins.

Successful bidders must pay in full before the auction concludes. Accepted payment methods include money orders, certified checks and cashier's checks.

Personal or business checks will be accepted only when accompanied by a bank letter of credit guaranteeing payment of at least the amount bid.

Auction terms, frequently asked questions and information about upcoming sales are available through the New Mexico Taxation and Revenue Department's delinquent property tax auctions page.
