Affordable housing project adds 144 units on city’s East Mesa

LAS CRUCES - City leaders and housing officials gathered Thursday to celebrate the completion of the first phase of Peachtree Canyon Apartments, a new affordable housing development on the city’s rapidly growing East Mesa.

The Phase I development at 4936 Peachtree Hills Road includes 144 apartment units for households earning at or below 60% of the area median income, according to the City of Las Cruces. The complex features 72 one-bedroom units, 60 two-bedroom units and 12 three-bedroom units.

City officials said the project addresses part of a major affordable housing shortage identified in Las Cruces, where the city’s Consolidated Plan estimates a gap of roughly 5,600 affordable rental units for low-income residents.

The project was co-developed by Thomas Development Group and the New Mexico Housing & Community Development Corporation.

Officials said demand for the apartments has already been strong, with hundreds of households expressing interest during the lease-up process.

The development includes amenities such as a swimming pool, playgrounds, community spaces, open areas and pet-friendly features. Officials said the complex operates entirely on electricity and was designed with sustainability and energy efficiency in mind.

Funding for the project included a combination of local, state and private investment. According to the city, about $4.3 million in local funding leveraged nearly $36.9 million in outside funding and private investment.

Mayor Eric Enriquez said the city’s Affordable Housing General Obligation Bond helped make projects like Peachtree Canyon Apartments possible.

“The support of Las Cruces voters through the Affordable Housing GO Bond continues to create real results for our community,” Enriquez said in a statement. “This project demonstrates how local investment can leverage significant outside funding to bring high-quality affordable housing to Las Cruces families.”

Housing New Mexico Executive Director and CEO Isidoro Hernandez said the development reflects ongoing efforts to expand affordable housing access across the state.

“Today we celebrate the families in Las Cruces that will benefit from this quality, affordable housing opportunity,” Hernandez said.

New Mexico Department of Workforce Solutions Cabinet Secretary Sarita Nair said Las Cruces has become a statewide leader in affordable housing development efforts.

The project also includes a mural by Las Cruces artist Anahy Núñez, whose work has appeared at other housing developments and public buildings in the city.

Project partners included Housing New Mexico, Doña Ana County, Cedar Rapids Bank & Trust and Affordable Housing Partners, Inc. The development was designed by Perlman Architects and constructed by Pavilion Construction.
